I've been a full time real estate broker since 1980 and I've worked in a lot of different market conditions - from very tough to incredibly good; I put that experience to work helping my customers and clients. In the time that I've been a real estate broker I've watched real estate technology transition from MLS books (literally a weekly compilation of listings and sales the size of a phone book!), Polaroid cameras and IBM Selectric typewriters to smartphones and iPads. I'm a firm believer in adapting and embracing new technology and changing how I work to suit the times. Starting in 2009 I fundamentally changed how I get paid: *I charge sellers a fixed fee to list their property for a year and 2%-3.8% at closing - depending on whether there is a 'co-op' broker involved. I provide full-service but I don't do 'wine and cheese' parties and non-essential frills and I rely on electronic communication and online document signing to be efficient and keep my overhead low. *When working with buyers I charge for my services from a fixed price menu (showings, writing offers, etc.) on an 'as they're provided' basis and at closing keep 1% of the selling price for my commission and rebate the buyer the balance. For both sellers and buyers, how I work represents a savings of thousands of dollars compared to more traditional real estate broker compensation models.

About:
I was born in Venezuela but grew up in Boulder and my maternal ancestors were Boulder County pioneers. My wife and I have 3 adult children and since 2001 we've all migrated from Boulder to Denver and all live between downtown and City Park. I got into the real estate business after having worked for the City of Boulder in the Parks and Transportation departments (including maintaining the Pearl St. Mall during its construction and first year of operation) for 7 years. I'm still at it 33+ years later. Having had a front row seat to the in the real estate business since 1980 I've seen many changes and see the need for more, currently I have two real estate goals: First: Lower the cost of my services. I'm convinced that my industry is not paying attention to how the world is changing and persists in the belief that we can charge 'what we always charged' in the age of the internet and readily available information. I disagree and as an independent broker and owner of my own business, am going to do my part to bring the cost of selling real estate down. Second: I want to work in a small, well defined area. Since 2002 my wife and I have lived in the relatively dense, urban and eclectic Uptown neighborhood just east of the downtown Denver business district. Walking distance from our front door are more than 2,000 condominiums (from historic to new) and I want specialize in working for condo sellers (and buyers for my listings) in the immediate area of where I live - 'my neighborhood.'
