As East Coast Portfolio Manager and Facilities Management Officer for MBL Life Assurance Corp., he was accountable for the company’s real estate holdings. He reduced operating expenses by 22% representing $1,459mm in the first year. Directed base building capital improvement projects of $1,2mm. Negotiated tax appeal and settlement with reductions over $1,278mm in assessed value, receiving $1mm in tax credits. As Vice President at Mellon/McMahon, he managed the Mellon Bank REIT portfolio of 2.3mm sq.ft. The equity value, $104, +mm. He was fully responsible for the management and maintenance of its entire east coast portfolio... Creating operating guidelines, implementing budgets, overseeing renovations. As Vice President Portfolio Manager for Merrill Lynch Hubbard, he successfully negotiated an $8mm insurance settlement and co-managed the full reconstruction of 392 residential units that were damaged when a deadly tornado hit Raleigh, North Carolina in 1988. Joe was Vice President of Institutional Investors Trust; a REIT affiliated with Donaldson Lufkin & Jenrette where among his responsibilities was the oversight management of the Mt. Washington Hotel complex and the construction of 650 residential units in Puerto Rico. Joe is a specialist in monitoring and positively effecting real estate assets consisting of Commercial, properties: Office, Retail, Warehouse, Flex Space, Residential Co-op, or Condo owners this means that both in the day-to-day operations and in the long-term vision. Joe is associated with New York University’s Real Estate School of Continuing and Professional Studies as adjunct professor; he is also affiliated with the Westchester County Board of Realtors as instructor.
